What Causes Roof Leaks in Las Vegas Homes?

While the desert climate means less rainfall overall, when it does rain — particularly during monsoon season — the intensity can expose vulnerabilities in your roofing system quickly.

1. Deteriorated Underlayment

The #1 cause of roof leaks in Southern Nevada.

The underlayment beneath your tiles or shingles is the primary waterproofing barrier of your roof. In the Las Vegas climate, extreme heat — with roof surface temperatures exceeding 150°F — causes traditional felt underlayment to dry out, crack, and lose its ability to repel water.

Most homes built 20+ years ago in Las Vegas have underlayment that has significantly deteriorated. The tiles or shingles may look fine from the ground, but water penetrates through the compromised layer underneath during any significant rainfall.

Solution: A tile lift and relay replaces the underlayment while preserving your existing tiles — saving 40-60% compared to a full roof replacement.

2. Failed or Damaged Flashing

Flashing is the metal material installed around roof penetrations — vents, pipes, chimneys, skylights, and where the roof meets walls. In the Las Vegas climate, the constant expansion and contraction from daily temperature swings (often 30-40°F variation) causes flashing sealant to crack and separate over time.

When flashing fails, water follows the path of least resistance — down the penetration opening and into your attic and ceilings.

Solution: Professional roof repair to replace or reseal compromised flashing. This is typically a straightforward fix when caught early.

3. Cracked or Missing Tiles

While tiles are durable, they can crack from thermal cycling, foot traffic (satellite dish installers, HVAC technicians walking on the roof), or impact from wind-driven debris during monsoon storms.

Even a single cracked tile can allow water to reach the underlayment. If the underlayment is already compromised, water enters the home.

4. Improper Roof Slope or Drainage

Some Las Vegas homes — particularly those with flat or low-slope roof sections — experience ponding water after heavy rains. Standing water on a roof increases hydrostatic pressure, forcing moisture through seams, joints, and any minor imperfections in the roofing membrane.

6. Poor Ventilation

It can also cause condensation issues that mimic roof leaks — moisture forming on the underside of the roof deck and dripping onto insulation and ceilings.

Solution: Installing proper ridge vents, soffit vents, or powered ventilation systems to maintain appropriate airflow.

7. Previous Improper Repairs

Unfortunately, we frequently see leaks caused by previous repairs that were done incorrectly — improper sealant application, misaligned tiles after repairs, or roofing cement used as a substitute for proper flashing.
